RenoMasters – Registered Master Builders based in Dunedin are excited to showcase their project – a complete renovation of a very sweet wooden villa in need of some love.
Project Aim
Revitalise the three bedroom 1914 wooden villa in desperate need of some TLC to bring it up to current living standards that also adheres to the Healthy Homes Standards (NZ) for rental properties as well as making it suitable for modern owner/occupier living.

Interior Project Work
The team at RenoMasters was conscious of keeping the renovation as sympathetic to the age as possible but unfortunately some of the character features were beyond salvage, such as the pressed tin ceilings. To overcome this they wallpapered the hall ceiling with anaglypta wallpaper to simulate the original feature.
Three large double bedrooms, two of which have had large custom built-in wardrobes installed, the third has an open shelving system, which works well in this compact space.
The kitchen lean-to was demolished and rebuilt to include a new kitchen and laundry area. Custom-made kitchen cabinetry installed complete with the latest appliances; wall oven, gas hob, range hood and dishwasher with a stacking washing machine and condenser dryer.
There is now open plan living between the kitchen and the lounge area with easy access to the outdoor living area.
New flooring in the bathroom and kitchen, vinyl plank, with a sturdy solution dyed nylon cut pile carpet with 11mm underlay has been laid in the remainder of the house.
The hallway has had faux T and G wall panelling installed with a dado to add character plus a glass bead wallpaper and a chandelier to add some “wow” factor when entering the house.
The bathroom was the worst affected room of the house – with rotten floorboards and linings it had to be completely gutted and refurbished with a new shower, vanity, toilet etc.
All interior linings were replaced: walls insulated, gibbed and painted, ceilings insulated, straightened and painted.
New character wooden skirtings and architraves were installed, while the existing doors were sanded filled and painted.
The water heating system was upgraded to gas for space and cost savings and efficiency purposes.
All wiring, plumbing and drainage have been renewed. The wooden sash windows were replaced with aluminum double-glazed windows.
Curtains throughout are ready-made thermal backed linen-look curtains for additional insulation. Internal wooden shutters are to be fitted to the bedroom windows, to help add to the old school charm of the property.
Exterior Project Work
Weatherboards were replaced where necessary, the iron roof patched where the chimneys were removed, and the exterior was thoroughly cleaned with water blasting and fresh paint.
To maximise the outdoor space, an extensive deck was built off the kitchen - the beautiful French doors open directly onto the deck allowing for a great indoor-outdoor flow. The large, low-lying wooden deck has a covered pergola and built-in seating. This sheltered, private area is well suited for easy modern living.
New fencing was erected around the property with a white picket fence and gate was added to the front. Period features were included such as the installation of carriage lights to the porch area and a new, custom-built panelled cedar front door and new glass framed windows.
Garden
The section was completely landscaped with low maintenance in mind – making it very easy living for tenants or busy owner/occupiers. Aggregate concrete at the front, schist on the sides, with some boxed garden beds and easy to manage plants.
