Coastal Home Revival

This beautiful property situated along the Dunedin coastline was in need of some TLC.

The homeowners wanted to reconfigure and renovate the most frequently used parts to make it more functional and aesthetically pleasing.

 

The focus of this renovation is the main living area, kitchen, bathroom and laundry. Built on sandy ground, the floor has been redone and structurally supported with new piles and a concrete pad.

The original layout of the home included separate rooms for the laundry, bathroom, toilet, and a small sunroom. All of this is being demolished to open up the space. In its place, there will be a combined laundry and pantry with new cabinetry. The rest of the area will be opened up into a much larger combined kitchen and lounge space than before.

A new configuration will allow for the construction of a new bathroom and separate toilet behind the original kitchen, featuring all new fittings and fixtures.

New windows will be installed throughout the property, and a beam will be added to ensure structural integrity after a load-bearing beam is removed.

Demolition and Construction

This video shows the concrete pouring process for the pad, bringing it to the same level as the rest of the home’s flooring. Four concrete trucks were lined up early in the morning to quickly and efficiently pour concrete into the prepared box. Insulation was installed in the box before the concrete was poured. After the pouring, the concrete was leveled and smoothed out for the final result.
