Fairfield Renovation

The home owners of this property bought it with a renovation plan in mind. This renovation was completed in two stages. The whole downstairs was the focus of stage one and while the owners were going to wait to tackle the main living area and bedrooms, stage two began very shortly after downstairs was finished.

Stage One - Lower Level

Located downstairs was a spa room and storage room, under utilised space that wasn't getting much use. Now the downstairs bathroom is one of their favourite parts of the renovation. Even though the storage room was renovated to be used for a different purpose, there is still plenty of storage as a man-hole was built next to the stairway.

The scope of the work involved removal and relocation of the internal staircase between the basement and ground floor, creating a new bedroom, bathroom, laundry and study nook at the base of the stairs.

Originally, downstairs was made up of a single garage, spa room, room to house the spa pump, and storage space. While plenty of storage space was useful, it was not maximising the space for this family. The spa did not receive much use so it made sense to the homeowners to turn the lower level into an equally functional part of the home.

Converted into a full bathroom, the spa room's walls were removed to create more space and allow for extra rooms to be added.

There was only one bathroom in the home previously so this space was maximised to form a well-utilised bathroom, now the owner's favourite bathroom! The home owners picked out the tiling and soft lime green paint, the theme for all the bathrooms in the property.

A stunning 1700mm bath was installed in one corner, and an enclosed 1000mm shower in the other.

Next to the bathroom, a new laundry was built with a washing machine and dryer and marbled bench & tub. The spa housing room was converted into the entry way for the bathroom. RenoMasters stripped the entirety of ground level, removing existing timber partitional walls, wall linings from existing framings, double doors and the MDF stairs and timber balustrades.

Rearranging the staircase created an open space as the stairs ran through the middle of the hall and storage room previously. An extra double bedroom was then added to the ground floor. This new staircase led into the existing WC upstairs, which was removed and replaced elsewhere. Storage space was still required, now with new storage cupboards that take over the space left by the removed stairs.

Stage Two - Upstairs

After the lower level was complete, work swiftly began upstairs. All walls were stripped, relined and reinsulated, and new carpet installed for the entire home including the dining, lounge and three double bedrooms upstairs.
 

The most significant difference to the space was made with the removal of a wall and beam between the lounge and kitchen. The home owners wanted to have a modern dwelling with an open plan living and this was easily achieved with

The kitchen received a much needed renovation as well and the owners could not be happier with the result. The layout of the kitchen remained largely the same as it took advantage of the deep set window bringing natural light into the room. The old kitchen had limited bench space and adding to this was an objective for the renovation. A U-shape extension of the bench top created an open space that connected it with the lounge, transforming into a cohesive social space.

The bathroom door to the hallway was relocated to make way for the new staircase and the existing toilet relocated into existing bathroom to also create more room. Under-floor heating was installed as well, RenoMasters' recommended way of efficiently heating a bathroom.

The finished result of this renovation is bright and spacious with the home owners personal touches of colour throughout. Built to last, this house now fits their functional requirements and was a much needed upgrade to the dated interior of the property before RenoMasters got their hands on it!
